I chose Blackwater Solicitors based on their impressive online reviews, despite their quoted fee of £2,878 being significantly higher than most high-street solicitors. I assumed that this premium price would guarantee a smoother, more efficient process.

Unfortunately, the transaction never progressed beyond the survey stage due to structural issues with the property. Throughout the process, my solicitor, A.S. exchanged a few emails most of them generic and asking for ID and other documents etc.
Even then some responses took weeks, and during that time, no meaningful legal progress or guidance was provided.

If you're considering Blackwater Solicitors based on their reviews, I strongly urge you to conduct thorough research and compare offerings from other firms. Many local firm will quote you 1200 to 1500 £ less and will provide better service and you can use this money to your new house purchase or go on short holiday after your stressful period.
Best of luck buying people and do consider shopping around rather falling for such reviews.

I recently appointed Blakewater Certus Solicitors for the conveyancing process to buy a house through an Islamic mortgage. Unfortunately, my experience was far from satisfactory due to the inefficiency and incompetence of the trainee solicitor assigned to my case.

The primary issue I faced was the prolonged and painful communication process. I was repeatedly reminded that the company's standard response time is 5 days, as stated in their agreement. While I acknowledge that I did not pay attention to this clause when appointing the company, I believe that such a long response time is unacceptable, especially when dealing with urgent matters.

Furthermore, I frequently received complaints from the seller's solicitor and the estate agent about the lack of communication from this person. As a result, I had to spend a significant amount of time relaying information between all parties involved. The inefficiency ultimately led to the seller pulling out of the contract, and I had to agree to pay an additional £5,000 to proceed with the purchase.

Due to the continued lack of communication, care, and concern from both the trainee solicitor and the company, I decided to terminate their services and appoint another solicitor. This decision, although it resulted in me paying double fees for the same work, was undoubtedly the best choice I made. The new solicitor was professional, and prompt, and completed the conveyancing process efficiently, allowing me to successfully purchase the property.

Based on my experience, I will never engage with [Solicitor Company Name] again. I have also advised a colleague, who is about to undergo the same process, to avoid this company.
