Really helpful advice and guidance and supported me with an application to court with matters regarding my daughter. Without the support would still be muddling through and impacting on my daughters and my own wellbeing but now we have clear routines and structure with child arrangements.

The Best By Far !!

I’ve worked with several conveyancing firms over the years due to lender panel restrictions, but the difference in performance when working with Rudlings is remarkable. Every time I’ve had the opportunity to use them, they’ve demonstrated a level of professionalism and efficiency that sets them apart from the rest.

Shaz, in particular, has been outstanding. He is highly organised, responsive, and consistently keeps things moving forward. He sticks to timelines without compromising on attention to detail, which gives me real confidence throughout the process.

Unfortunately, I can’t always instruct Rudlings due to lender panel limitations — but every time I’m forced to use another firm, the contrast in service quality is clear. I always look forward to working with Shaz and the team at Rudlings whenever possible. Highly recommended.

Friendly and efficient conveyancing service

Conveyancing needed to done to a set timescale and this was achieved with little fuss by paralegal Janine Sadler. After appointment I had no contact with the named solicitor but this was fine.

I would have rated the service at 5 out of 5 had it not been for two things:

The firm doesn’t not have a credit/debit card facility for making small payments on a client’s behalf (in my case a £3 payment to the local authority for a tree preservation order document).

I completed the online appointment document indicating that I would pay estate agent fees. Despite this the payment was made by Rudlings.

Neither of these were a particular problem and without them I’d have given the service 5 stars.

Found online form filling intrusive asking for details of income when no mortgage was required and evidence of ability to meet costs had been provided .
Claire was pleasant to deal with and responsive to queries regarding charges on quote which didn’t apply and cost of an indemnity policy which needed to be charged to our vendor. We understood that lack of responses from vendors solicitor was frustrating for Claire and not something she could overcome but we knew that she was pursuing answers on our behalf.

I would highly recommend Shazad Butt and Ruddlings for home conveyances. Shazad’s effective, timely and personable communication and sensible approach to our property sale and purchase minimised the noise so often associated with buying and selling a house. In addition Shazad went that extra mile on several occasions to ensure our unusual circumstances were well managed and we were able to complete on our sale and purchase separately.

Ms Victoria Josif (Partner) was investigated; and found wanting, by the Legal Ombudsman following my complaint for – 1. Disclosure of confidential information to a colleague. 2. Providing a client with inaccurate information on three occasions. 3. Failure to progress a request in a timely manner. 4. Poor communications. For these failing the Legal Ombudsman recommended the firm pay compensation. The recommended compensation was increased for failing to respond to the complaint made on 29 Mar 18. A response to my complaint was received from Stephen McGrath (Partner) on 19 Sep 18, but only after a letter was sent to the firm on 14 Sep 18 by the Legal Ombudsman asking why they had not responded. I would not recommend the services of Rudlings Wakelam, especially as the three people involved in the complaint were the three partners!
