TERRIBLE EXPERIENCE
I have bought and sold multiple properties and these are by far the worst most uncommunicative, inconsiderate, lazy, rude solicitors I have ever had the displeasure of being involved with.

Shocking service - constant delays and no accountability
I wish I could give zero stars. My experience with this solicitor firm was incredibly stressful, unprofessional, and in many ways negligent.
From the outset, communication was poor and delays were constant. Despite accepting my offer in November 2024 and there being no onward chain, my purchase dragged on well beyond the expected timeframe due to repeated failures on their part. Emails went unanswered, phone calls were not returned, and basic queries were asked multiple times as if the file hadn’t been read.
After formally complaining, my case was reassigned but shockingly, the solicitor it was passed to went on immediate annual leave with no one properly covering in her absence. My mortgage offer was due to expire in just three weeks, and during that crucial period I received no meaningful updates, no clarity, and was left calling the office daily in desperation.
Worse still, I was frequently met with conflicting information and dismissive attitudes. It was impossible to speak with anyone actually working on my case, and it often felt like I was chasing shadows. The stress and financial strain were enormous, and at no point did I feel that anyone, except one person, truly took responsibility.
The only reason this ordeal didn’t completely fall apart was thanks to Joanne, who temporarily covered the case. She was the only member of staff who treated me like a human being, took the time to listen, chased answers proactively, and showed genuine empathy and professionalism. Frankly, she deserves to work somewhere that values her, because she stood in stark contrast to everyone else I dealt with.
Despite the firm’s small goodwill gesture, the disruption to my life was huge, storage fees piling up, strain on my job, and an expired mortgage offer looming over me unnecessarily (which had already received an extension). This wasn’t just about legal paperwork; it was about buying my home, and they treated it with a level of carelessness that was both disheartening and inexcusable.
I strongly urge others to avoid this firm. A conveyancing process is stressful enough, what you need is clarity, communication, and competence. Sadly, I received very little of any of those things here.

Never won't use them again
Fill like I was doing there job and no it not all down two them never new wat was going off lost sleep over stress of move and went on for so long may me never won't move again

Awful
Awful communication, awful service and shocking handling of case. The solicitor herself was good but the staff supporting clearly did not have a clue about what they were doing. Staff absence delayed the process with no one picking up the case and it just sitting there. Had to constantly call for an update and asked for call backs which never happened.

Incompetent
Poor communication, super easy case took 6 months, no thorough review of paperwork, missed key information for nearby planned development, taking leave without notice, lack of professionalism - totally disappointing and do not use.

No pro activeness at all throughout most of the transaction.
Ultimately, the experience you have with this firm very much depends on the team you're assigned. If you are happy to spend hours on hold just to have a conversation, and sometimes not even with your solicitor, then this might do for you. I don't think I had any correspondence from my initial team updating me or informing me of any issues. It was always me ringing up to find out who needed to be chased or what's needed to be done. I had emails ignored too. I wasn't sent the survey forms until I had to ask for them. There was also issues for my completion date due to my initial team not requesting forms from the housing association on time. I didn't actually know if I was going to complete on my completion date until the day of completion. Completely ridiculous situation to be in. The saving grace of this firm was the team I was assigned after. In the short amount of time I dealt with them, I got more response and updates from Sophie's team and they were extremely helpful. I got the feeling they were doing all they could to help me complete. It was very refreshing. I can't deny there was probably a lot that Hema's team probably did in the background, however, I was often in the dark, and spent a lot of time calling trying to find out updates. It took 6 months to go through this whole process.

Teamvaland - DO NOT USE
I was recommended these solicitors from another solicitor’s firm after I had to switch. It was immediately down hill from then. I was a chain free buyer of a 2 bed flat.
I obtained their services in October 2024, paid for case opening and searches and I heard nothing for almost 2 months. You’d think they were hard at work but in fact they just didn’t care and just left my case on the back burner.
They didn’t reply to any of my emails and have never actually spoken to me over the phone until 5 months in. Their office does not pick up phone calls, multiple times I had to wait for 1 hour on the line just to be cut off in the end. I would call their main office and would get told I’d get a call back which never happened.
My mortgage offer expired after 6 months of almost nothing being done by TeamValand. They couldn’t sign off my file because of issues with initial searches, WHICH WAS NOT PICKED UP FOR 5 MONTHS.
I’ve lost my mortgage application, lost money and time with this firm. I wouldn’t wish this on anyone else.
6 months on and still without a home and now looking to purchase another property again.

Very poor conveyancing performance
Extraordinarily lengthy conveyance caused primarily by inefficient and ineffective internal systems and procedures coupled with very poor communication .

Conveyancy property
Communication was Little to none. The whole process took considerably longer than what they quoted. They tried to charge me over 800 pounds. More than what they previously quoted me, which I had to appeal. Used a lot of unnecessary abd complex rigmarole and jargon.
In the end, I had to make a complaint in order for them to progress further and get into contact with me. I would not recommend them at all.
