Horrendous Experience

AVOID!
Appointed by Lender but it quickly became very evident that this firm operates exclusively through a very unfriendly App from which they do not deviate to actually relate to the client - totally automated and totally inadequate in terms of client service.
This should have been a completely straightforward remortgage but the experience was completely unlike any which we have enjoyed with 'high street' solicitors.
Communication was very poor throughout.
Communications from ONP were event driven 'standard' messages which often failed to address the present stage reached and we were frequently not told of some stages already reached and passed.
Communications from us went unanswered or were not answered in any way helpfully.
In addition, the number of errors were unbelievable. Amongst these were a reference to a request from a non-existent Mangement Company, a further reference to a non-existent 'rentcharge holder', a failure to pay third party fees in full, wrong documentation issued to third party solicitors, a wrongly calculated Completion Statement, only addressed some 5 months later, when ONP were unable to register the transaction with the Land Registry and confusion over documentation already supplied. All this caused considerable delay in registration after completion.
Even a clear indication of our dissatisfaction failed to elicit any response whatsoever.
Never again!

Appalling Service

Appalling customer service and handling of our remortgage. I started the process 6 months early to make sure it was all complete. A completion date was set 2 months prior to the start of our new mortgage as everything was supposedly complete. However our mortgage did not complete on the set date as ONP solicitors had failed to check some of the paperwork. This costs us £1000s of pounds due to their incompetence and delayed our completion by almost 3 weeks.
Avoid at all costs!

TERRIBLE, TERRIBLE, TERRIBLE!!

What a shambles this company is; they incorrectly paid HMRC SDLT and won't do anything about it. So I am now out of pocket by more than £5000 on a transaction that should NOT have been made.
I have been trying to get a refund from HMRC and when I this I'm near to it, it turns out that the TR1 form was NOT even dated - unbelievable and inept.
Don't go anywhere near ONP, as they really are ONE ILL PATIENT!!!!

Lovely experience

I had a great experience with Chiara. As a foreigner and a first-time home buyer in the UK, I had no prior experience and faced many challenges during the process. However, she was extremely patient, professional, and always took the time to clearly explain everything and guide me through every step. She was also very responsive, never delayed any matters, and handled everything with great care and attention to detail. Thanks to her dedicated support, I was able to successfully complete the purchase. Without her help, I might not have been able to secure this property. I truly appreciate her hard work and highly recommend her to anyone looking for a reliable and knowledgeable solicitor.

They seem too busy and overworked, email replies are usually 2-3 words long if they even reply the first time you ask about something.

So, if your case is slightly more complex than they'd like to, they'll make up a reason to drop you in breach of their own contract, refuse to reply to you, or refund your money.

I'm going to be seeking damages and raising the case with the Solicitors Regulation Authority.

AVOID LIKE THE PLAGUE

I am currently in the middle of a very painful situation with O'Neill Patient Solicitors, absolutely unprofessional bunch - messed up a totally chain free situation due to their incompetence. I only went with them due to L&C's recommendation, but how I wish I had read these comments on here/reddit or the Sunday Times article (as their Google and Trustpilot average scores are high, I bet most all are paid/incentivised reviews).

The situation is ONP completed my onboarding by doing their necessary KYC/AML checks at the onset and then essentially misplaced my KYC file / documents altogether, and they proceeded to do all the conveyancing work (at snail's pace I must add). After months of delays / unresponsive on emails, as both the sellers and us buyers were ready to exchange ONP started asking for additional documents related to KYC(!) such as previous payslips from previous employer (which takes 6-8 weeks at a large global firm). Strictly speaking no work should have been done before KYC process was completed but this just shows they just misplaced my documents and then started asking for additional documents in the last minute.

When I escalated higher up at ONP, the solicitor's manager emails saying all in hand, but then even the manager goes unresponsive to my simple questions, so every one at ONP just does not bother checking their emails (we are talking weeks of unresponsiveness here) and they can't be trusted with important documents let alone getting the work done.

Absolutely shambolic, and as many have said before AVOID O'Neill Patient LIKE THE PLAGUE!

No stars!! Naa Brown rang me and promised me that the £140k from our house sale would be in our account by 5pm that day, 20th September 2024. Nothing arrived!!! The landlord would not accept anything less than the 12 months rent upfront that we said we would pay. Nothing 21st September!!! We have been left penniless, homeless and have had to put our 4 dogs and 3 cats into boarding. We have had to borrow from friends to be able go buy food. We are currently staying with different friends. If that money is not in my account 23/09/24 I will be contacting the local police and reporting you to your regulators. I certainly will not be recommending you. You have caused mental trauma to not only me, my husband, my daughter but also to my 4 dogs, 3 cats, and 2 rabbits. I now do not know where we are going to live. The boarding is costing us £100 a day. Watch this space!!!!!

Worst solicitors i have ever dealt with

Right from the very start the service and speed at which these worked has been awful.
Its taken 14 month just for a remortgage, I've had to reply to the mortgage company twice to extend the offer.
then on completion they paid a credit account off and the original mortgage but managed to over pay them by £5k. Something so simple on the settlement statement from the creditor.
Its taken me nearly a week to get in contact with the bank and creditor to chase the over payments up.
After completion all i got was i'd have to chase everything up.

I can not strongly advice against using this company enough

Avoid this law firm if you are a reputable mortgage broker.

I urge any reputable mortgage brokers to AVOID this law firm.


We were appointed a case worker who seemed to work with no urgency for a remortgage.


- countless chasing via telephone calls

- countless answer phone messages left for which she said she did not receive

- would finally get through and she said she couldn't remember what documents we needed to submit so would email us.

- waited a week for her to tell us despite chasing

- she then said as per previous email please send (she never sent the previous email!!!!!!!)

finally we get a completion date after 7 weeks


she submits all the payments on our behalf - one bounces back.


but in the meantime tells the mortgage company everything has been settled.


It has been 8 working days and one payment has still not been settled.

Our first mortgage payment came out despite one payment not being complete.


The debt that required paying has now accumulated interest owed and an additional monthly payment. We will be seeking compensation because of their lack of due diligence.


Who in their right mind confirms with mortgage company before all bills have been cleared.

So glad we used ONP as our solicitor for the sale of our house and purchase of our new home. Briar Sleigh was our case manager and she has been brilliant from the start - very professional and so quick to respond to messages either via email or the app. She helped chase things up and kept us updated throughout. Such a wonderful change compared to our previous lawyers who weren’t very good! Thank you Briar!!

Would not recommend.
We needed a re-mortgage and it's so far taken over 2 months with no end in sight. Slow responses, unclear instructions and isn't pro-active.
In contrast, we went with Wellers law firm to be our solicitors for a house purchase and they completed within a month.

It is interesting reading the other 1 or 2 star reviews and feel like there is a clear similarity in all of our situations and wonder if it was the same case handler. Poor communication and not being treated like a valued client. Errors that were not picked up or accepted as an error their end. I just wish I had checked the Google reviews before using them but they were assigned to me. Would avoid using again in the future.
