AVOID! Very unprofessional, slow and HI RISK TO YOU!
Very slow to respond. Very confusing process - nothing has been explained to the end customer and thus completely mismanaging any expectations. Premiumly priced for a
less than satisfactory service. There are also hidden fees so 0 points for transparency regarding their online portal... Do some due diligence before appointing a solicitor for your property - we would NOT recommend ONP based on our experience. The solicitor we have been liaising with is called Aimee. No follow-up to mails. No follow-up to calls. A lack of a fundamental principle to delivering customer service... no management of expectations and lots of uncertainty around whether the agreed deadlines can be and will be met.

Update 13/01/2025 0 - the day before I am due to exchange and still no commitment or follow-up to advise on current status. At risk of losing the property due to the incompetence of ONP solicitors. My confidence in in this business meeting the agreed service deliverables as contracted? Very, very low... Save yourself the hassle and appoint a competent, qualified and firm that can deliver to customer requirements.

Extremely happy with the service we received from O'Neill Patient Solicitors! Our solicitor Harry Thompson kept us updated throughout the whole process he has been very helpful answering all of my questions in speedy time and explaining things when I didn't understand, he was ready to complete a month before the rest of the chain, always very polite,

Lazy liars

Absolutely obismal performance from oneils from start to finesh. Laura Ellis imparticular is close to completely useless. Was never EVER available to be contacted regarding serious matters and NEVER returned calls, emails, messages complaints you name it. Quite literally a total circus. They tell lie after lie after lie, work at a PAINFULLY slow rate, avoid avoid avoid, absolutely horrendous experience trying to work with them. Hands down the worst form I have ever had the misfortune of dealing with.

They work too closely with developers and repeat the same misleading claims about the maintenance of public spaces. Buyers are pushed towards the developer’s preferred solicitor with promises of quicker reservations and guaranteed plots. First-time buyers often do not realise what they are signing up for.

The fees seem reasonable at first, but buyers are misled and mis-sold. Solicitors are paid to protect the buyer’s interests but appear to prioritise the developer instead. When the TP1 wording is questioned, they claim it is standard and that the council will adopt the land, based only on what the developer says.

Years later, the land remains privately managed, the charges continue, and homeowners have no control. There is no cap, no regulation, and no clear explanation of the long-term financial burden at the point of sale.

These estates are not gated communities. They are open developments with public roads and spaces. Many include affordable homes or schemes to attract first-time buyers. That excitement around home ownership is used to draw people in, only to be exploited.

Marketing presents a lifestyle dream with manicured green space and community charm. The reality is long-term financial obligations hidden behind legal wording few buyers understand until it is too late.

Homes are sold as freehold but come with leasehold-style charges that are permanent. Owners are tied into rent-like payments for land they do not control. These charges often cover public areas used by all, yet the council refuses to adopt them and the developer retains control to create an ongoing income stream.

Residents already pay full council tax. That should cover local services, as it does elsewhere. They also contribute to infrastructure through the property purchase price and Section 106 agreements. Yet they are still billed again through private estate fees, much of which goes to administration.

This is made possible by a loophole in Section 2(3)(c) of the Rentcharges Act 1977. It was never intended for large modern housing estates. It has not yet been challenged in court, but one day it will be. Those who enabled it should be held accountable.

Shame on all governments and councils for allowing this to happen. It undermines trust in home ownership and leaves residents paying to maintain land they were told would be adopted.

They seem too busy and overworked, email replies are usually 2-3 words long if they even reply the first time you ask about something.

So, if your case is slightly more complex than they'd like to, they'll make up a reason to drop you in breach of their own contract, refuse to reply to you, or refund your money.

I'm going to be seeking damages and raising the case with the Solicitors Regulation Authority.

AVOID LIKE THE PLAGUE

I am currently in the middle of a very painful situation with O'Neill Patient Solicitors, absolutely unprofessional bunch - messed up a totally chain free situation due to their incompetence. I only went with them due to L&C's recommendation, but how I wish I had read these comments on here/reddit or the Sunday Times article (as their Google and Trustpilot average scores are high, I bet most all are paid/incentivised reviews).

The situation is ONP completed my onboarding by doing their necessary KYC/AML checks at the onset and then essentially misplaced my KYC file / documents altogether, and they proceeded to do all the conveyancing work (at snail's pace I must add). After months of delays / unresponsive on emails, as both the sellers and us buyers were ready to exchange ONP started asking for additional documents related to KYC(!) such as previous payslips from previous employer (which takes 6-8 weeks at a large global firm). Strictly speaking no work should have been done before KYC process was completed but this just shows they just misplaced my documents and then started asking for additional documents in the last minute.

When I escalated higher up at ONP, the solicitor's manager emails saying all in hand, but then even the manager goes unresponsive to my simple questions, so every one at ONP just does not bother checking their emails (we are talking weeks of unresponsiveness here) and they can't be trusted with important documents let alone getting the work done.

Absolutely shambolic, and as many have said before AVOID O'Neill Patient LIKE THE PLAGUE!

No stars!! Naa Brown rang me and promised me that the £140k from our house sale would be in our account by 5pm that day, 20th September 2024. Nothing arrived!!! The landlord would not accept anything less than the 12 months rent upfront that we said we would pay. Nothing 21st September!!! We have been left penniless, homeless and have had to put our 4 dogs and 3 cats into boarding. We have had to borrow from friends to be able go buy food. We are currently staying with different friends. If that money is not in my account 23/09/24 I will be contacting the local police and reporting you to your regulators. I certainly will not be recommending you. You have caused mental trauma to not only me, my husband, my daughter but also to my 4 dogs, 3 cats, and 2 rabbits. I now do not know where we are going to live. The boarding is costing us £100 a day. Watch this space!!!!!

I used ONP Solicitors as a first time buyer, have just exchanged contracts & due to Complete on the 15th. I wanted to leave a review for Aisha Rufai who has been absolutely amazing through the whole process and say a huge thank you!

From the very start she's been very professional and informative and very quick to respond to any questions I had.

The whole process has took just over 10 weeks!

Would highly recommend ONP and Aisha to anyone looking to buy a property, and their app is very usual for keeping track of the next steps.

I called ONP today to query the availability of title deeds of my property. I spoke with Sophie, and although my call was just a query, Sophie was more than willing to help me and even called me back on a couple of occasions to resolve my query. I really appreciated the assistance Sophie provided to me. I found Sophie to be very polite, helpful and professional and is a credit to ONP.

I had a deeply disappointing experience with ONP. From the outset, their communication was curt and unwelcoming. When I tried to clarify a simple matter over the phone, the person on the other end abruptly hung up on me mid-conversation — without warning or explanation. This behavior was not only unprofessional but outright disrespectful.
