Extremely Disappointing Experience with Basirat Oladeji at Taylor Rose

I regret to share my incredibly frustrating experience with Basirat Oladeji, a conveyancing solicitor at Taylor Rose, which has led me to write this review. The service I received during my property transactions for a property in Gravesend and in Swanley was below the professional standard expected.

From the outset, Basirat failed to provide essential documents such as the SDLT return for the Gravesend property, which was never initially sent. Compounding this, an erroneous SDLT5 form for the property in Swanley was provided with incorrect purchaser details and included an individual as purchaser who was not. My attempts to correct these errors through multiple emails were met with silence, reflecting a lack of responsiveness and disregard for client needs.

Moreover, Basirat’s approach to client communication was unprofessional—often, I could hear children in the background during our calls, which, while understandable in personal settings, does not align with the expected professional standards in legal consultations. This was distracting and detracted from the seriousness of our discussions.

When I pointed out discrepancies and requested essential documents for rectification, Basirat informed me of a £99 plus VAT fee to retrieve files that should have been readily accessible. This response was not only inappropriate but also suggested a potential exploitation of client circumstances, as no upfront information about such fees was provided when initially handling the documents.

Additionally, Basirat’s handling of my last transaction involving the Gravesend property was plagued by errors, including incorrect details on invoices and reports. Her reluctance to revise these documents, despite clear inaccuracies, and the slow resolution process reflect poorly on her professionalism and the firm’s client service standards.

The overall experience has been so disappointing that I have decided not to use Taylor Rose for any further conveyancing services. This is in stark contrast to other legal firms I have engaged with subsequently, where all documentation is verified prior to submission, ensuring accuracy and client satisfaction.

If you are considering using Taylor Rose for conveyancing or any legal services, I urge you to reconsider. There are other firms that offer higher standards of service and professionalism, where such issues are unlikely to occur.

Proceed with extreme caution if considering Taylor Rose for your legal needs.

Poor client service

Taylor Rose were my solicitors on a house purchase and they are impossible to get in touch with. I would need to send 2/3 emails and make 3/4 calls before I would receive a call back. It takes them up to 10 days to review a single PDF page and they provide zero clarity on the process and timelines to first time buyers. Overall, a poor experience in terms of client service

We engaged Kalsi Solicitors to assist with a UK marriage visitor visa for my partner. Amardeep Singh came highly recommended by friends, which gave us the confidence to proceed with the firm. Unfortunately, that confidence was badly misplaced.

Soon after the initial engagement, Amardeep went quiet. Despite the urgency of our case—tied to visa windows, quarantine periods, and employment resignation timelines—our follow-up emails often went unanswered. Without any discussion or consent, Amardeep handed our case over to a trainee solicitor, Negin Eskandary. There was no proper handover, no context sharing, and no continuing involvement from him. We had to re-explain everything ourselves, line by line, to someone entirely new. This wasn’t a delegation—it was an abdication.

Throughout the months that followed, Amardeep remained conspicuously absent. Even as the case spiralled due to weak preparation and poor advice, he did not intervene or take responsibility. When you are the senior solicitor in a case and you decide to step back, you are still accountable for ensuring that the client receives competent, consistent guidance. That didn’t happen here.

The core legal advice was also flawed from the outset. On the firm’s advice, my partner resigned from her job to meet the visit visa criteria. After our visa was refused, an independent immigration lawyer told us plainly that we never had a strong chance of success under this route—and that Kalsi’s recommendation was reckless. The refusal letter cited reasons that should have been predicted and avoided. Instead, we were told not to worry.

What followed was equally disheartening. We were advised to consider a Pre-Action Protocol (PAP)—a costly legal move that experts later confirmed was wholly inappropriate for a discretionary visitor visa refusal. PAPs are designed to challenge clear legal errors, not subjective refusals. This advice felt more like a reflexive upsell than a serious legal strategy.

Meanwhile, we found ourselves coordinating nearly every logistical and procedural step on our own: obtaining GP and NHS letters, corresponding with Brent Council, managing travel and quarantine plans, booking TB and English language tests, and maintaining the full documentation history. The firm gave little to no practical guidance or structure for any of this. It was a chaotic, client-led process throughout.

In the end, we had to abandon the entire visa effort, after wasting months of energy and hundreds of pounds on a course of action that never should have been recommended in the first place.

I would strongly caution anyone considering Negin Eskandary, Amardeep Singh, or Kalsi Solicitors for immigration services. The firm failed us at every level—strategically, professionally, and ethically. If your matter is at all time-sensitive or complex, look elsewhere. At the very least, get a second opinion before acting on their advice.

We were recommended Teaghan by our estate agents and were very pleased with her support.
We had a short timescale in which to complete our sale, Teaghan was very efficient in getting all the necessary paperwork etc sorted, and coming back to us with any questions. We completed on the day both ourselves and our buyers had originally stipulated.

After finding myself unable to make progress with respect to a complaint I made to my employer, I was given Luke's details from a friend assuring me that he was the best out there and would be able to help.

I must say that Luke never failed to deliver, from the word go he offered a full package of support including empathy, understanding as well as an in-depth experienced lens of the applicable laws and regulations.

During our first meeting we went through the background of my complaint and he explained thoroughly the next steps putting me at great ease - its a very uncomfortable place when one makes a complaint against their employers so this first meeting was a key step. I recall Luke saying at the end of the meeting ' don't worry, you can now relax because I'll take it from here', from which point he took over the engagements with my employer right the way through to conclusion allowing me the opportunity to step away.

Luke checked in occasionally with me to discuss my employers responses to communications that he drafted, so that we were in agreement and aligned throughout the process.

Luke is very professional and brings a calm, friendly and supportive environment. He puts one at ease, being able to effectively cut through noise and emotion pulling together the most effective position to support engagements.

Thanks Luke, for your ongoing support and taking the lead. This helped me in so many ways both personally and professionally.

Alys Terebenec has been dealing with our request and this has been the very best service I have ever encountered from a solicitor. The fees were extremely reasonable with no hidden costs. My story is pretty shocking. I have been considering going to the press after what happened to me as it involves one of the solicitors working at this firm. Too long to write here for now but my story is online privately and will be made public if no action is taken.

I believe the solicitor in question is dangerous. I have needed to make sure I am safe before I go forward. I was the victim of some pretty severe bullying - and violence that was covered up for many years.

Subarna M. from Taylor Rose supported us for the sale of our property - she was knowledgable, approachable, and responsive.

This was our first property sale; Subarna was able to keep us looped in on the steps required and kept us informed throughout on what to expect. They take an extremely long time and fumble paperwork, delaying deadlines. Would avoid if you’re looking to use them to purchase a home, they will delay until they’re satisfied with the money they make from you. Even if it means you miss the house you’ve put an offer on.
